THE KLABIN COMPANY COMPLETES TWO MAJOR TORRANCE LEASES REFLECTING GROWING DEMAND FROM ADVANCED MANUFACTURING, DEFENSE, TECH AND AEROSPACE USERS

Vital Lyfe and K2 Space expand in Torrance, reinforcing the city’s emergence as one of the South Bay’s most dynamic innovation and industrial hubs.

(MAY 6, 2026 – TORRANCE, CALIF.) – The Klabin Company/CORFAC International today announced it has completed two significant lease transactions in Torrance that underscore the city’s growing appeal to advanced manufacturers, defense-related companies, aerospace innovators and next-generation technology users seeking high-quality industrial space in one of Los Angeles County’s most strategic business locations.

In the first transaction, Matt Stringfellow, SIOR, and Courtney Bell of The Klabin Company represented Rexford Industrial in the three-plus year lease of a 37,844-square-foot freestanding industrial building at 1315 Storm Parkway in Torrance to Vital Lyfe, Inc. Financial terms were not disclosed. Vital Lyfe was represented by Demarco Duran of Savills USA.

Vital Lyfe is a water technology company that builds scalable, portable desalination systems designed to increase global access to clean water. By combining advanced engineering, efficient manufacturing and a mission-driven approach, the company is working to redefine how fresh water is produced and distributed around the world. The Torrance facility will serve as Vital Lyfe’s primary hub for production, engineering and operational growth as the company scales domestically and internationally.

Located within the Storm Parkway campus, the LEED-certified building offers a high-image corporate headquarters environment with excess parking and a private fenced yard with drive-around access. The fully upgraded and renovated property is well suited for warehouse, flex, tech and manufacturing uses.

In the second transaction K2 Space Corporation secured a five-year lease valued at $3.7 million for a 48,586-square-foot state-of-the-art high-image distribution warehouse at 1355-1365 Storm Parkway in the Storm Business Park in Torrance. Landlord Storm Properties was represented by The Klabin Company’s Stringfellow. K2 Space was represented by Duran.

The lease transaction for K2 Space represents an expansion as its corporate headquarters are located nearby in Torrance. The industrial warehouse at 1355-1365 Storm Parkway offers an exceptional location and includes 1,200 of office space, 30-foot minimum clearance, six dock-high and two ground-level doors. In 2024, it secured a 174,211-square-foot state-of-the-art high-image distribution warehouse at 1355 Sepulveda Boulevard in in the Bridge Point South Bay VII industrial park to serve as its headquarters. Kurv Industrial (formerly Bridge Industrial) is the owner of the Bridge Point property.

K2 Space is a Torrance-based satellite manufacturer developing high-power, scalable satellite platforms for missions in low Earth orbit, medium Earth orbit, geostationary orbit and beyond. The company has rapidly expanded its operations as demand grows from both commercial and government customers, with its Torrance campus serving as the center of its manufacturing and engineering efforts

“These two transactions help tell a bigger story about Torrance and where the market is headed,” said Stringfellow. “More and more, we’re seeing innovative companies in advanced manufacturing, aerospace, defense and technology choose Torrance because it offers the complete package: exceptional access to labor, proximity to major transportation infrastructure and ports, a business-friendly environment, and quality real estate that can support sophisticated operational needs. Companies like Vital Lyfe and K2 Space are growing quickly, investing in their futures and creating high-quality jobs, and that is exactly the kind of activity that benefits Torrance and strengthens its business community for the long term.”

For Vital Lyfe, the Storm Parkway facility provides room to scale manufacturing and operations in a location that aligns with its long-term growth strategy. For K2 Space, the Sepulveda Boulevard lease marks another major step in the company’s continued expansion as it advances production of large, high-power satellite systems from its Torrance base. Together, the two leases reflect the diversity and strength of demand now shaping the Torrance industrial market—from clean-water technologies and mission-driven manufacturing to aerospace and defense-oriented space innovation.
