THE KLABIN COMPANY COMPLETES $7.18 MILLION CARSON INDUSTRIAL LEASE RENEWAL
Dovetail Furniture & Designs renews 90,650-square-foot industrial facility at 16901-16905 Keegan Avenue for 66 months.
(SEPTEMBER 3, 2026 – TORRANCE, CALIF.) – The Klabin Company/CORFAC International today announced it completed a $7.18 million lease renewal involving a 90,650-square-foot industrial facility at 16901-16905 Keegan Avenue in Carson.
Matt Stringfellow, SIOR, and Courtney Bell of The Klabin Company represented the tenant, Dovetail Furniture & Designs, Inc., in the 66-month transaction with the self-representing landlord, Alere Property Group, LLC.
Dovetail, a longtime South Bay-based furniture company, specializes in sourcing and distributing an eclectic collection of handmade furniture, accessories and textiles from around the world. Founded in 1992 by Charlie Shaw and Ted Einstein, the company serves wholesale and design clients and has maintained warehouse and distribution operations in the South Bay for decades.
The Keegan Avenue property provides Dovetail with a large and highly functional industrial facility to support its distribution operations. The concrete tilt-up building includes approximately 3,537 square feet of office space and sits on approximately 207,346 square feet of land. It offers 18 dock-high loading positions, one ground-level door, 22-foot clear height, approximately 800 amps of power and parking for 150 vehicles.
“Dovetail has built a substantial operation in the South Bay, and keeping this facility gives the company the continuity and infrastructure it needs to support that business for years to come,” said Stringfellow. “For an established industrial user, replacing more than 90,000 square feet of functional space in this market can be both costly and operationally disruptive. This renewal created a strong outcome for both Dovetail and ownership.”
According to Stringfellow, the renewal also illustrates an important trend in the current South Bay industrial market, where tenants are becoming increasingly focused on the operational value of the facilities they already occupy.
“We are in a market where companies are being thoughtful about major real estate decisions, but quality industrial buildings with the right loading, yard configuration, power and location continue to be very important to users,” Stringfellow said. “For tenants with significant infrastructure and established operations, renewals can make tremendous strategic sense. Transactions like this demonstrate that there is still meaningful demand for well-located, functional industrial space throughout Carson and the greater South Bay.”
The Carson location provides convenient access to the ports of Los Angeles and Long Beach, the 405, 110 and 91 freeways, and the broader Southern California transportation network, making the area a longstanding destination for warehousing, distribution and manufacturing users.
