Leader in branded home textiles secures 158,730-square-foot facility represented by Klabin’s Nick Buss, SIOR, and Edwin Rosales.
(OCTOBER 22, 2025 – TORRANCE, CALIF.) – The Klabin Company/CORFAC International today announced the successful lease of a 158,730-square-foot industrial facility at First Harley Knox Logistics Center, located at 4742 Redlands Avenue in Perris, California. The tenant, Northwest Group, LLC—the nation’s leading throw manufacturer—was represented by Klabin’s Nick Buss, SIOR, and Edwin Rosales in the transaction valued at almost $7.9 million.
The landlord, First Industrial Realty Trust, Inc. (NYSE: FR), was represented by Kevin McKenna and Greg Merrill of Colliers.
The leased asset is a freestanding, high-image industrial building designed to support sophisticated manufacturing and distribution operations. The facility includes approximately 9,291 square feet of office space and features a 230-foot secured, all-concrete truck court, 25 dock-high doors with 12 mechanical levelers, and one grade-level door. Additional highlights include ESFR sprinklers, warehouse LED lighting, a 4,000-amp switchgear, and 125 auto parking spaces. Located at the intersection of Harley Knox Boulevard and Redlands Avenue, the building offers excellent visibility and convenient access to regional transportation routes.
