BUILDING RETROFIT/REUSE CASE STUDY

Challenge:
To retrofit an older, potentially underutilized industrial building with limited parking and transform it into a refurbished office/creative building, thereby creating incremental value via a higher lease rate.

Solution:
Hire an architect and general contractor to look analyze building to determine the costs to convert the building to office/creative uses. Such costs include earthquake retrofit, ADA compliant restrooms, insulation and air-conditioning of warehouse areasm, as well as increase in connectivity via modern telephony and increased parking utilizing former truck loading areas.

Conclusion:
Achievement of a substantial increase in rental rates for the Landlord while extending the projected life of the building.
