LAND - VALUE CREATION CASE STUDY

Challenge:
35 acre infill site - 75% unbuildable - owner wants to create value.

Idea:
In conjunction with project engineers, architects, and owner, we concluded that a “surface re use” would generate the greatest economic potential with the least economic risk.

Solution:
We negotiated a long term ground lease with a (NASDAQ) company that allowed the owner to finance all site improvement work and create value. Under previous ownership the property was unproductive for almost ten years.
