CONSULTATION FOR INDUSTRIAL AND
OFFICE LAND DEVELOPMENT CASE STUDY


Challenge:
In 1993 we were engaged by Warland Investments to advise on the development of over 50 vacant acres of prime commercial land in North Orange County. The market was just starting to recover. What should Warland build? How agressively should they bring product to the marketplace? What sizes? R&D, office, or traditional industrial?

Solution:
We first recommended that Warland view this major development so that, when completed, would have a diverse protfolio of building size and product type. Since these buildings were going to be held by the developer indefinitely, they were designed with features to allow future uses and occupancies.

Result:
The two final speculative buildings will be completed in 4th quarter 2001, and are ready for Tenant Improvements. Warland achieved their goal of creating a diverse portfolio of high quality office, R&D, and industrial headquarters buildings, attracting tenants such as Johnson Controls, PerkinElmer, TDK and FCI Berg Electronics.
