BUILD TO SUIT CASE STUDY

Challenge:
To represent the land owner in the development of a prime 12 acre corner in the Warland Cypress Business Center.

Question:
Build spec or wait for a Build to Suit? We created various development plans to help aggressively market this unique site. One plan was a three building campus incorporating an office building R & D building and corporate distribution facility.

Solution:
Our strong brokerage relationships were instrumental in completing this 235,000 square foot build to suit for lease based upon our speculative campus design. The tenant, SHURflo, is excited about the campus environment. The owners diminished long term re-lease risk with three buildings as opposed to one major building.
