SANTA MONICA, CA – Callison Architecture, one of the world’s top architecture and design firms, has signed a ten-year, $10.5 million lease renewal and expansion for 17,000 square feet of office space at the Promenade Gateway complex located at 1453 Third St., in Santa Monica, CA. “The expansion of Callison’s California headquarters makes it the principal tenant at Promenade Gateway, and an important presence in one of the most sought-after locations in this market. Santa Monica continues to experience historic rent growth and record occupancy rates, so locking in this expansion space while extending the lease term is a highly strategic move for the tenant,” said Michael Preiss of The Klabin Company, who represented the landlord, Maxxam Enterprises, in the transaction. The tenant, Callison Architecture, was able to negotiate a deal with favorable terms, which included the requirement of Callison spending a significant amount of money to upgrade their premises, Preiss added. Promenade Gateway, also known as Janss Court, is the largest mixed-use development on Santa Monica’s world-famous Third Street Promenade, which has become a major shopping and entertainment destination both for local residents as well as international tourists. The ground floor of this seven-story Santa Monica landmark is home to restaurants, clothing retailers and a multiplex theater. Above the retail component are three levels of office space, including tenants such as Callison and Morgan Stanley, topped by three additional levels of luxury residential apartments.
